The board of directors declared a dividend of $0.34125 per share of NXRT common stock, payable on December 31, 2020 to stockholders of record on December 15, 2020.

Real estate earnings season kicks off this week with more than 200 REITs and housing industry companies reporting earnings over the next month.Rent collection - a metric that was rarely reported in the pre-COVID-19 era - has become the most critical statistic tracked by investors due to its impact on dividend-paying capacity.Dividend cuts have been a major theme throughout the pandemic. 65 of 170 equity REITs have reduced their dividend, but since the start of Q3, dividend increases have outnumbered cuts.REITs enter third-quarter earnings season as the third-worst performing out of 11 GICS equity sectors. Unique Doesn't Mean Useful
There are plenty of bargains in the housing REIT, but one REIT stands out for their record. In a bad way.The sector currently offers high yields in the form of dividends and in AFFO. Payout ratios are very reasonable for the vast majority of the sector.APTS isn't like the other apartment REITs. Cash flows into the REIT from rents. Then cash flows out without enough left over to maintain a substantial dividend.ESS is a great choice for investors. It trades at a huge discount to consensus NAV, a low multiple of forward AFFO, and maintained dividend growth through the Great Recession.

Solid Bargain At An Apartment Near You
Book value is not the same as Net Asset Value for equity REITs in the United States. Apartment REITs still trade at substantial discounts to Net Asset Value.In the Great Recession, we saw apartment REITs drop to staggering discounts, followed by a moderate reduction in NAV estimates. The same thing occurred in early 2020.Following the initial decline with the Great Recession, apartment REITs roared back. Current headwinds to rental rates and occupancy have a similar impact.Unless you believe occupancy and/or rental rates will continue to fall for several years (well past any estimate for access to vaccines), it's hard not to like the REITs.We're highlighting bullish ratings on ESS and AVB. We own shares of each REIT.

Loaded Up On Apartments
We're still seeing great bargains throughout the apartment REIT subsector.The sector has significant discounts to NAV, which are more enough to compensate for the headwinds facing apartments in the near term.The market-implied cap rates show investors are not giving apartment REITs enough credit. In some cases, the gap between current market-implied cap rates and prior levels is huge.These market-implied cap rates are already taking into account the decline in NOI for Q2 2020.We recently added to our position in EQR and maintain a bullish rating on EQR.

The Company's investment objectives are to maximize the cash flow and value of properties owned, acquire properties with cash flow growth potential, provide quarterly cash distributions and achieve long-term capital appreciation for its stockholders through targeted management and a value-add program. The Company is focused on multifamily investments primarily located in the Southeastern and Southwestern United States. All of the Company's business operations are conducted through NexPoint Residential Trust Operating Partnership, L.P. (OP). The sole limited partner of the OP is the Company. Its subsidiary, NexPoint Residential Trust Operating Partnership GP, LLC, is the sole general partner of the OP. As of December 31, 2016, the Company owned 39 properties representing 12,965 units in eight states, including two Parked Assets. The Company's advisor is NexPoint Real Estate Advisors, L.P.
