Why I'm Steering Clear Of REIT ETFs
Real estate investment trusts are the most passively owned part of the stock market. Active managers typically underperform their passive benchmarks. The only sector of the market where active managers beat passive indexes is real estate. High Yield Landlord refuses to invest in passive real estate ETFs.

2 Years Of Gloom Have Done Interesting Things To REIT Valuation
This week marks the 2-year anniversary of when REITs experienced a 26% drop in prices due to rising interest rates. Despite the overall decline, many REIT sectors showed strong FFO/share growth in the last 2 years. The market pricing of REits did not align with their fundamental performance. The crash has sown the seeds of opportunity for investors.

Stagflation Is Back
U.S. Equity markets rebounded this week from their worst weekly decline in a year. The S&P 500 rallied 2.8% on the week - erasing essentially all of its declines in the prior week. Real estate equities steadied this week as earnings reports from residential and office REITs were strong. A "jarring" GDP report showed return of "stagflationary" trends.
