NTST's lower investment spreads, negligible dividend growth, and limited upside potential make it a "hold" for me. Netstreit has strong business metrics, no debt maturing until 2027, and impressive AFFO per share growth.

U.S. Equity markets were little changed this week while long-term benchmark interest rates surged. The S&P 500 posted fractional declines on the week, but held on to impressive first-half returns of over 15%. Real estate equities posted a relatively strong week as investors rotated into beaten-down value stocks ahead of the Fed pivot towards rate cuts expected later this quarter. A disastrous debate performance by President Biden led to a slowdown in consumer spending and inflation. Crude oil prices rose 1% this week.
