Senior Housing In A Pandemic: Challenges And Opportunities
Senior housing operators have experienced significant losses this year due to COVID-19 as well as the corresponding recession. Operating expenses have also risen, as precautions must be taken to protect this real estate sector's vulnerable residents. However, there is a light at the end of this tunnel of undetermined length, and that light is the rising population of individuals over 75 years old. Cap rates may also rise as development subsides, which will benefit existing senior housing. REITs that use the senior housing operating portfolio structure have been hit the hardest, while those that use triple net leases have done the best.

Fund Spotlight: Nuveen Real Asset & Income - The NAV Continues To Struggle
This is a Core Income Portfolio holding that hasn't performed well given it has REIT equity exposure.The only equity exposure we hold in the Core Portfolio is in Nuveen Real Asset Income & Growth (JRI). The fund is a mix of REITs, bonds and preferreds.Two key factors are driving the performance this year outside of general real estate weakness: Leverage and the high distribution rate.This is not a "safe" fund by any means.  There are a lot of utilities positions that they deem as "infrastructure" but are more like energy substitutes.I'm a contrarian by nature and I do think given the rebound in other areas of the market, some money will find itself into "safer" (compared to tech stocks) sectors.

Medical Properties Trust, Inc. is a real estate investment trust (REIT). The Company focuses on investing in and owning net-leased healthcare facilities across the United States and selectively in foreign jurisdictions. The Company's segment is its investments in healthcare real estate, including mortgage and other loans, as well as any equity investments in its tenants. The Company conducts its operations through MPT Operating Partnership, L.P. The Company acquires and develops healthcare facilities, and leases the facilities to healthcare operating companies under long-term net leases. The Company makes mortgage loans to healthcare operators collateralized by their real estate assets. The Company owns hospitals with approximately 390 facilities and approximately 42,000 licensed beds in eight countries and across three continents.
