Generally, using "Analyst AFFO" will be the best choice.Many newer investors are tempted to pick high-debt REITs which appear cheaper. A high-debt REIT should trade at a lower multiple of FFO and AFFO.The last few years have seen a swing in price-to-AFFO multiples between sectors. Several of the high-growth REITs are trading at dramatically higher multiples than we've seen before.When comparing similar REITs with different AFFO multiples, we can think about the difference in the expected growth rates and the balance sheets.
