Home sales remain at very low levels as the entire housing market has shrunk by 20% to 25%. New listings jumped by 11% year-over-year in February as active listings highest since before the pandemic. Listing prices are weakening as homeowners with 3% mortgages are neither buying nor selling.

National Association of Home Builders published its March reading on homebuilder sentiment. The headline index rose back above 50 and into expansionary territory. The index is only at the highest level since last July. Homebuilder sentiment is healthier in the Northeast and in the Midwest. The chart of the homebuilders remains in its long-term uptrend.

REITs increased dividends by ~4% in Q4. Equity REITs paid $13.8B in dividends during the quarter. Average dividend per share increased 4.24% from last year to $0.45. The industry's share prices have crashed over the past two years.
