Key Points

  • Third-quarter leasing volume reached 815,000 square feet across 45 separate transactions.

  • Signed but uncommenced leases represent $101 million of contractually obligated base rent.

  • Kilroy Realty placed $185 million of noncore land sites under sales contracts.

On its third-quarter 2026 earnings call, held on Oct. 23, 2026, Kilroy Realty (NYSE:KRC) reported accelerating tenant demand across its commercial property portfolio. High leasing activity and expanding tenant commitments provide multiyear cash flow visibility for shareholders.

Three key takeaways from management's discussion stand out.

1. Leasing Volume Surges as Future Revenue Gains Clarity

Kilroy Realty executed over 815,000 square feet of leases during the third quarter, which drove year-to-date leasing volume up nearly 44% compared to the prior-year period. This momentum expanded the signed but not occupied pool to over 1.4 million square feet and locked in nearly $101 million of contractually obligated annualized base rent, or yearly contracted tenant rent, to power future net operating income, or property earnings after operating costs.

During the third quarter, we executed approximately 815,000 square feet of new and renewal leases, substantially all of which were long term in nature, bringing year-to-date leasing volume to over 1.75 million square feet, an increase of nearly 44% versus the first 9 months of 2025.

2. San Francisco Bay Area Leads Demand Across Tech and AI

Tenant demand in the San Francisco Bay Area is expanding rapidly as technology, artificial intelligence, and robotics companies actively secure remaining high-quality office space. This tightening availability is driving higher lease rates and prompting existing tenants to initiate early lease renewals across the region.

The San Francisco Bay Area continues to lead the way, both in terms of executed deal volume and forward pipeline activity.

3. Noncore Land Sales Unlock Capital for Balance Sheet Strength

Management is monetizing parcels that hold higher value for non-office uses, putting $185 million of land sales under contract. Disposing of noncore assets gives the business capital flexibility to pay down maturing debt, buy back stock, or fund selective acquisitions.

This marks the fourth land sale we have put under contract and a continuation of our strategy to monetize parcels that have a higher and better use outside of office and life science.

Looking Ahead

Leasing momentum is accelerating across core West Coast markets, driving a 20% sequential expansion in the forward lease pipeline. Premium assets in supply-constrained hubs like San Francisco give the company strong pricing power, while $101 million in signed but uncommenced leases provides locked-in future earnings. Management is watching refinancing costs on $395 million of maturing debt and managing major tenant expirations.

We remain focused on quickly converting the current pipeline into signed leases and look forward to updating you on our progress as we move through the balance of this year and into 2027.
-- Angela Aman, Chief Executive Officer

With portfolio lease occupancy rebounding and market tailwinds building across technology and life science hubs, the business is well positioned to convert its expanding deal pipeline into multiyear cash flow growth.

The tailwinds we are seeing in many markets are exciting and position us well for the coming years.
