Entra (OB:ENTRA) Stock Rallies As Q3 Results Reveal Valuation Strain

Simply Wall St · 1d ago

Entra just reported Q3 2026 and the headline looks harsh. The property owner posted a net loss of NOK 450m even as rental income reached NOK 782m and cash earnings per share landed at NOK 1.67. Yet the stock closed today at NOK 94.70, up around 4% over the past week, which indicates that investors are focusing on the income story rather than the loss line.

The key question is psychological. A market that has watched the share price fall about 10% over three months now has to weigh a visible loss against a portfolio that still generates cash and trades well above a discounted cash flow estimate.

Entra’s Bullish Lease And Green Bond Story Under Review

Supporters of Entra argue that the future upside rests on clustered city center offices and cheaper funding. The ambition is clear.

"Disciplined capital allocation focused on high returning refurbishment projects in core clusters, a growing green financing platform and potential for a future rating upgrade should lower funding costs and magnify the impact of rent growth on earnings and return on equity."

The Q3 report shows part of this vision in motion. New long term Oslo leases into 2027 and 2028 extend contracted cash flows and occupancy. The NOK 1,050m green bond issue confirms access to labelled debt, although the all in cost of debt at 4.61% and higher valuation yields indicate funding costs are not yet easing.

Entra Bear Case: Concentration Risk Meets Leasing Reality

The key worry is that Entra’s dense Oslo and Bergen footprint could leave it exposed if core offices hollow out and stay empty for longer.

"Concentration of assets around central transport hubs in Oslo and Bergen exposes Entra disproportionately to structurally weaker office demand in these cores if public and private tenants continue downsizing and adopting flexible seating. This could cap rental income growth and delay the return of occupancy to historic levels, pressuring revenue."

Q3 leasing data pushes back on that fear for now. Occupancy reached 93.8%, net letting was positive and several long dated Oslo leases into 2027 and 2028 lock in contracted income. The drag is not demand in core clusters. The reported loss stems mainly from NOK 864m of valuation hits as required yields moved higher, rather than from a collapse in tenant interest for Entra’s city center assets.

Entra shows how solid rental income can sit beside a headline loss and still move the share price. The real opportunity could be finding stocks the market has not fully repriced yet.

  • Company 1 - 46% below our estimate - connects mortgage, housing and insurance platforms into coordinated services as loss-making units mature.
  • Company 2 - 43% below our estimate - expands a premium teahouse network as membership growth and healthier drink preferences influence repeat spending.
  • Company 3 - 33% below our estimate - redirects its agricultural portfolio toward higher-margin seeds, specialty chemicals and bio-based crop protection.
