The Call DiamondRock Hospitality Bulls Got Right

Simply Wall St · 2d ago

If you only glanced at DiamondRock Hospitality’s headlines this year, the sharp move in the share price might feel surprising. Holding DiamondRock Hospitality from the start of the year would have returned 48.1%, including dividends. That result landed after strong Q1 2026 numbers, richer guidance and a fresh dividend declaration, yet investors began the year debating whether remote work, rising costs and short-term rentals could choke the hotel REIT story. If you had faced that split view on 1 January, what really tipped the odds either way?

On Simply Wall St, a Narrative is an investor's thesis written down: the reasoning, plus the numbers it rests on. Run those numbers and you get an estimated Fair Value.

The Two Stories Investors Had To Weigh On DiamondRock Hospitality

The shares cost US$8.96 at the start of the period, and DiamondRock Hospitality sat between two well argued stories about what came next.

The bullish narrative put fair value at US$12, or 34% above the start price. It leaned on experiential and resort hotels benefiting from premium leisure and “bleisure” travel, with analysts in that camp assuming revenue growth of 2.6% a year and profit margins reaching 11.0% by 2028.

The bearish case set fair value at US$8, or 11% below the start price. That view emphasised remote work pressuring business travel and rising wage and renovation costs, with more cautious analysts assuming 2.0% annual revenue growth and margins rising to 8.6% by 2028.

What The Results Changed For DiamondRock Hospitality

DiamondRock Hospitality reported Q2 2026 revenue of US$318.3 million and net income of US$90.5 million, with net margin at 28.4% versus 12.6% a year earlier. Strong Q1 2026 results, a higher full year outlook and a hotel sale with a US$300 million buyback plan supported the optimistic case. Insider share sales and guidance trimmed for the New York asset sale gave investors reasons to keep the cautious story alive, so the evidence cut both ways.

The whole debate hinged on whether higher quality resorts and tighter cost control would outweigh travel and cost headwinds. For any other REIT, you would test that same assumption by watching net margin and guidance changes against earlier forecasts, rather than treating revenue or the share price as proof on their own.

What DiamondRock Hospitality’s Price Already Assumes

DiamondRock Hospitality now trades at US$13.16, well above the start price and with this Narrative’s Fair Value sitting below that level. The Narrative argues that the recent move already factors in a richer resort mix, disciplined projects and balance sheet flexibility.

The key question is what has to keep working. A buyer today needs to judge whether resort heavy, experience focused assets can continue to offset earnings pressure from any hotel sales that fail to clear investment hurdles.

"Although DiamondRock Hospitality is currently benefiting from strong RevPAR growth and expanding hotel EBITDA margins, the recent sale of the Courtyard by Marriott New York Manhattan/Fifth Avenue at a price that did not meet investment thresholds highlights the risk that similar assets could also prove uneconomic after required CapEx. This could reduce future adjusted EBITDA and FFO per share if more disposals or underperforming properties emerge."
