As AI data center construction continues to expand, the land market in parts of the US is changing. According to data from commercial real estate company Avison Young, in the first half of this year, the amount of land purchased in the US for future data center construction was about 6 billion US dollars, an increase of 79% over the previous year. Since this year, data centers have accounted for 27% of US development land, second only to condominium projects, and surpass industrial, office, retail, and mixed-use projects. Among them, land with stable electricity access conditions is particularly in demand. In Loudon County, Virginia, a developer reported a purchase price of about 4.4 million US dollars per acre in March of this year, while the median local land price in 2025 was only about 125,000 US dollars.
