Qualitas margins backed by scale, not just story

Combined with flat principal income, this supports the idea that recurring, capital light fees are doing more of the work in the Qualitas earnings story.

Qualitas bear case on concentration risk still unresolved

The bearish narrative around Qualitas centres on concentration risk in a handful of large commercial real estate loans, and the worry that project delays could choke fee timing and performance fee crystallisation. FY26 deployment of A$6.5b with a materially larger average deal size, including a single A$1.2b deal, shows management leaning further into that concentration rather than diluting it. Projects above 160 apartments made up 44% of deployment, which keeps the “single asset setback” risk live.

On the other hand, there were no impairments or enforcement actions reported, and credit performance fees now dominate the A$81m unrecognised pool. That weakens the argument that the model is already breaking. Bears worried about stalled deployment do not get much support either, given net deployment of A$3.1b and available capital of A$2.4b. The key risk is still ahead rather than in these numbers.
