Avison Young has arranged two full-floor leases at 300 Cambridge St., a 25,010-square-foot office building with ground-floor retail located in Boston’s Beacon Hill submarket, bringing the building to 100% occupancy. SVP Kirk Weller represented the landlord, Heritage Equity, LLC, in both leases.

Alpha School, an AI-powered private school, signed a new lease for the entire fourth floor totaling 4,959 square feet. Fathom Information Design, a software company, extended its 4,414-square-foot lease for the entire fifth floor. Lease terms weren’t disclosed.

“In less than 12 months after being engaged by ownership to address two potential full-floor vacancies, we successfully identified and secured a new tenant and negotiated a lease extension that stabilized the property,” said Weller. “300 Cambridge offers the rare opportunity to be a full-floor tenant in less than 5,000 square feet, which —combined with its prime Beacon Hill location—attracted two high-quality tenants.”
