Rancho Temescal, a 5,600-acre estate located in the Topatopa foothills near Lake Piru, has just hit the market for $44 million, offering a blend of cinematic history, commercial operation and development potential. Bill McDavid, real estate partner at land brokerage Hall and Hall, has the listing.

Long owned by the late financier Jed Cohen and his son Tim, who acquired it from Texaco, the ranch has served as a filming backdrop. It is also a working entity featuring extensive equestrian facilities, including an 18-stall main barn, roughly 600 acres of irrigated agricultural land with lemon and avocado orchards, an events venue and an existing oil drilling operation—all included in the sale.

According to Hall and Hall, Rancho Temescal offers investors, developers or high-net-worth individuals the chance to own a piece of Hollywood real estate with robust income streams and significant acreage 45 minutes northwest of Downtown Los Angeles.
