Frisco’s $3B The Mix Receives Town’s Approval

Wade Park didn’t work out, but The Mix in Frisco is ready to go.

A development agreement for phase one of the 112-acre new project won approval from the Frisco City Council. JVP Management can now start work on the proposed $3 billion project located at the southeast corner of Dallas North Tollway and Lebanon Road. Wade Park preceded The Mix but stalled out due to financial and legal issues.

The 28-acre first phase of The Mix should deliver about 100,000 square feet of retail space, including a 40,000-square-foot high-end grocer; a 114,000-square-foot medical office building and 630 urban living units.

The final build out is expected to feature roughly 2 million square feet of office space, 375,000 square feet of urban retail, two hotels, medical space and about 3 million square feet of residential.

As part of the agreement, Frisco will ante up $113.4 million, which includes a $10 million reimbursement-based infrastructure grant, approved by the Frisco EDC board, ensuring an accelerated construction timeline of the upscale grocer and permanent occupancy before disbursement.
