NAI James E. Hanson arranged the $156.3-million acquisition of a six-property, 48.7-acre industrial outdoor storage (IOS) portfolio located in Harrison and Kearny, N.J. The firm’s Scott Perkins, SIOR, CCIM, Christopher Todd, SIOR, and William Ericksen, CCIM represented the buyer, Ambient Capital Partners. The seller was not disclosed.

The portfolio comprises 310 Manor Ave., 505 Manor Ave., 401 Supor Ave. and 500 Supor Ave. in Harrison and 129 Sanford Ave. and 433 Bergen Ave. in Kearny. Situated less than 10 miles from Port Newark Elizabeth, the portfolio offers regional connectivity through Route 280 and the New Jersey Turnpike.

Based in Chicago, Ambient Capital Partners is a real estate investment platform specializing in supply chain real estate with expertise in low coverage, high-flow-through IOS properties. The portfolio acquisition aligns with the firm’s global investment strategy in the IOS sector, according to NAI James E. Hanson.
