IKEA Unloads 1M-SF Baytown Distribution Center

IKEA has spun off a nearly 1 million square foot distribution center in Baytown, near Houston. MCH was the buyer.

The 996,000 square foot property comprises two Class A buildings built in 2017, currently fully leased to IKEA. The property is part of Cedar Port Industrial Park, the largest master-planned, rail-and-barge-served industrial park in the United States and the fifth largest globally. This 15,000-acre campus features heavy utilities and exceptional infrastructure, hosting industry leaders like Walmart, GE, DHL and The Home Depot.

The property is located at 4762 and 4830 Borusan Rd in Baytown, Texas, in the Southeast Houston industrial submarket. It is 15 minutes from Barbour’s Cut Container Terminal, offering regional connectivity and access to the Port of Houston.

JLL represented the seller in the transaction. The JLL team was led by Industrial Group Co-Lead and Trent Agnew, Charlie Strauss and Lance Young.

IKEA has recently lowered prices in order to increase sales volume. It’s revenue number have dipped as a result.
