Net effective rents after capital expenditures reached $29 per square foot.
Piedmont issued $230 million of exchangeable notes paying 2.875% interest.
Piedmont placed one Houston office asset under contract for $81.75 million.
On its third-quarter 2026 earnings call, held on Oct. 27, 2026, Piedmont Realty Trust (NYSE:PDM) announced a third consecutive increase to its full-year earnings outlook as landlord pricing power expands. Commercial tenants face shrinking options for premium workspace, which lets property owners push net effective rent, defined as rent earned after accounting for concessions and capital expenditures, to record levels.
Three things management said stand out.
Tight commercial office inventory allows Piedmont Realty Trust to achieve record rental pricing across major Sunbelt markets, defined as warm-weather southern U.S. regions. Existing tenants are requesting early renewals to lock in space before availability vanishes entirely.
Piedmont is taking advantage of these market dynamics. Pushing net effective rents after CapEx to all time highs, reaching $29 a foot for the first time during the third quarter, an increase of more than 30% over the trailing 12 month average.

Refinancing high-cost debt improves cash flows by cutting overall interest expense across the business. Piedmont Realty Trust replaced high-coupon bonds with lower-rate convertible obligations, leaving zero debt maturities until late 2028.
I am very pleased to report that during the third quarter, we issued $230 million of 2.875% exchangeable senior notes due in 2031. Enabling the redemption of all of our remaining 9.25% unsecured senior notes due in 2028.

Selling noncore assets provides capital to fund targeted property acquisitions without adding debt. Piedmont Realty Trust is exiting slower-growth markets to focus resources on higher-yielding commercial hubs.
Our capital allocation priorities remain focused on 1, high return leasing capital. 2, improving balance sheet flexibility and 3, acquisitions that enhance the overall quality of our portfolio are accretive and consistent with our long term growth strategy in the Sunbelt markets.
-- Christopher A. Kollme, EVP of Investments
Leasing activity continues accelerating across key regional markets. High customer retention and scarce competitor construction give Piedmont Realty Trust durable pricing discipline.
Our hospitality inspired portfolio and elevated service model is unmatched and the formula continues to drive leasing, rent growth, and occupancy gains.

A signed pipeline will flow into core funds from operations, a standard earnings metric for real estate trusts, as free rent periods end while refinancing lowers annual debt costs.
With an embedded earnings backlog, improving balance sheet metrics and strong leasing momentum, we believe Piedmont is well positioned to deliver sustained growth in core FFO cash flow, and shareholder value in the quarters and years ahead.
