STAG Industrial came into this Q3 2026 report with a mixed story in the tape. The share price was roughly flat over the past quarter and had slipped over the last three months. Then today hit. The stock closed up 2.6% to US$37.27 after the release.
The headline is not about a surprise swing in earnings per share. For a real estate investment trust, the action sits in cash generation. Core funds from operations per share nudged higher to US$0.66 and cash same store net operating income growth held in the mid single digits. The gap between a modest move in the trailing numbers and a stronger price reaction is where the thesis gets tested next.

Earnings give you one picture of STAG Industrial, but investors who care about what they are really paying tend to focus on the cash coming through the door. Based on STAG Industrial's recent cash flows alone, the stock could be a meaningful 21% undervalued.
Optimists point to STAG Industrial turning its leasing engine into lasting cash flow growth.
"Analysts expect STAG Industrial to continue converting its leasing pipeline and development activity into steady Core FFO per share growth, supported by disciplined acquisitions and an investment grade balance sheet."
Q3 supports that ambition. Core FFO per share edged up to US$0.66 and guidance was nudged higher to US$2.64 to US$2.66. Cash same store NOI growth held around the mid single digits and management raised occupancy and NOI guidance. Acquisition yields around 6.3% to 6.4% and a development pipeline targeting about 7% suggest the growth machinery is working, albeit incrementally.
The key worry has been whether a heavy expiration year would expose cracks in occupancy and leasing spreads.
"Leasing assumptions may prove too optimistic in a year with heavy lease expirations. Management continues to budget 9 to 12 months to backfill vacancies and is already seeing occupancy pressure built into guidance through lower average same store occupancy and an expected trough in the second quarter."
Q3 results push back on that concern. Same store occupancy guidance increased to 96.75% to 97.25%. Q3 leasing covered 3.6m square feet across 30 deals with 23.8% cash spreads and 90.3% retention. Around 40% of the 2027 leasing plan is already executed, with low double digit cash spreads, which tempers near term lease up risk.
