Office REITs post drop in Q4 occupancy
Office REITs reported a marginal fall in their average Q4 occupancy rates. The subsector's average occupancy rate came in at 88.05%, down from 89.48% in the year-ago quarter. The broader equity REIT industry saw its average fall to 93.11% in Q4.

U.S. Equity markets advanced this week while benchmark interest rates retreated after the Fed reiterated its rate cut path in 2024. Rebounding after two straight weeks of declines, the S&P 500 rallied 2.2% this week and extended its year-to-date gains to over 10%. Real estate equities posted mixed performance as a rebound from rate-sensitive names was offset by weakness from data center REITs.

REITs fell slightly deeper into the red in 2024 with a -0.81% total return in February. Only 50.64% of REIT securities had a positive total return. Data Centers were the top performer and Infrastructure (-11.52%) averaged the worst return. The REIT sector has had a rough start to 2024 with back-to-back months of negative returns.

Amid Weak Demand For Existing Homes, Active Listings And Price Reductions Jump, Listing Prices Weaken
Seasonally adjusted annual rate of sales of existing single-family houses, condos, and co-ops rose 9.5% in February from January. Home sales remain at very low levels as the entire housing market has shrunk by 20% to 25%. New listings jumped by 11% year-over-year in February as active listings highest since before the pandemic. Listing prices are weakening as homeowners with 3% mortgages are neither buying nor selling.

Total mortgages backed by multifamily properties rose by 4.4% year-over-year in Q4 to $2.09 trillion. Taxpayers are on the hook for 54.8% of all multifamily mortgages. Yet, US banks and thrifts and foreign banks hold only a small-ish portion.

National Association of Home Builders published its March reading on homebuilder sentiment. The headline index rose back above 50 and into expansionary territory. The index is only at the highest level since last July. Homebuilder sentiment is healthier in the Northeast and in the Midwest. The chart of the homebuilders remains in its long-term uptrend.
