American Finance Trust has cut its dividend in March, but it still wasn't covered in Q2.The combination of new assets and lower-cost debt should improve the coverage ratio from this quarter on.The main focus should be on collecting the rents receivable as the FFO and AFFO include the rent billed but not yet collected.I would be interested in a speculative long position as I like the portfolio and the current valuation - but AFIN's management shouldn't defend the dividend too hard.
