Where the Relocation Hotspots are in 2025

Over the past several years, the U.S. has experienced significant domestic migration shifts, driven by factors that include remote work, housing affordability and regional economic opportunities, Placer.ai says in a new white paper. These shifts create winners and losers: as some areas reap the benefits of population inflows, others face outflows tied to higher living costs and evolving workplace dynamics.

Over a four-year period beginning in January 2021, South Carolina led the nation in positive net domestic migration with an influx of newcomers equivalent to 3.6% of its January 2025 population, according to the white paper. Titled Domestic Migration in 2025: The Great Slowdown, the white paper delves into domestic migration patterns over the past four years and pinpoints states and metro areas emerging as relocation hotspots in 2025.
